SBA Form 413, produced from your LivePFS statement

Renders SBA Form 413 (05-24), OMB 3245-0188, expires 08/31/2027 · layout reviewed October 4, 2026

SBA Form 413 is the personal financial statement SBA lenders collect from every owner and guarantor on a 7(a) or 504 loan. LivePFS produces it from the statement you already maintain: the same assets, liabilities, income, and contingent liabilities, placed on the SBA’s form line by line in the SBA’s own wording, dated the day you download it. You review every figure, then sign and date the form in ink.

For a statement that is already current, the form is one download away. The short pre-flight before it asks only what Form 413 needs that your statement cannot answer on its own: whether an empty section is truly “None,” whether each mortgage is current, and the name of the business applying for the loan.

What you get

  • The pages of SBA Form 413 with the SBA’s own headings, sections, and certification language, and the form’s edition line printed where the SBA prints it.
  • Every supporting section filled from your statement — notes payable, stocks and bonds, real estate, other property, unpaid taxes, other liabilities, and life insurance — with “None” printed where you have nothing to list, never a blank.
  • Numbered attachments when a section overflows the form’s rows, each headed as an attachment to Form 413 with its own signature line, exactly as the form instructs.
  • A page of figure sources and the LivePFS verification certificate behind the form, so a lender can see which figures came from institutions and confirm the document is genuine.
  • Blank signature and date lines. Your signature on file is never applied to Form 413; the SBA’s certification is yours to sign.

How it works

  1. Keep your LivePFS statement current — connected balances update every day and refresh on demand, and manual entries carry the date you last confirmed them.
  2. Open the download sheet and choose SBA Form 413. The pre-flight lists every section of the form your statement leaves empty and asks you to confirm “None” or add the entries first; it also asks whether each mortgage is current and, optionally, for the applicant business’s name and phone.
  3. Download the PDF, or email it to yourself password-protected. The form is dated the day it is produced, so a fresh download is always inside the SBA’s freshness window.
  4. Read every figure against the certification, then sign and date the form in ink — one form for each owner or guarantor the lender names.

How your statement maps onto the form

After its program boxes and identifying details, Form 413 is a balance sheet: ten asset lines, eight liability lines, and net worth. LivePFS fills each line from the categories you already keep, and the totals foot to the same net worth your standard statement shows — the form is a projection of the statement, never a second set of books.

Section 1 carries your annual income by source and the four contingent-liability lines — endorsements and co-signed debt, legal claims and judgments, the provision for federal income tax, and other special debt — from the contingent liabilities and declarations on your statement. Sections 2 through 8 are the supporting schedules, each filled from the rows behind the balance-sheet line it describes, with the SBA’s own column headings.

What the pre-flight asks, and why

The SBA form expects an answer in every section — “None” counts; a blank does not. A statement can show that you own no stocks, but it cannot say so on your behalf, so the pre-flight puts the question to you for each section your statement leaves empty:

  • Nothing to list: LivePFS prints “None” in that section for this download. The affirmation is yours and applies to this form only; nothing is written to your statement.
  • Something to add: the pre-flight opens the right editor — assets, liabilities, or the declarations — and you come back to the form once the entry is on the statement.
  • Taxes and contingent liabilities: your standard declarations already answer these. Because the form is dated today, you re-confirm that those answers still hold before each download.
  • Mortgages: Section 4 asks for the status of each mortgage. Confirm every mortgage is current to print “Current”; leave it unchecked and the status prints blank for you to complete by hand.
  • Business name and phone: the form asks for the business applying for the loan, which LivePFS does not keep. Type it in to print it, or leave it blank to write it in.

Details the form asks for that your statement is missing — a property’s original cost or purchase date, a policy’s beneficiary — are listed as links to the entry, never as blockers. A missing detail prints blank on the form; it is never turned into a figure.

Joint statements, spouses, and multiple owners

Form 413 prints for the applicants on your statement. A statement with one applicant prints as an individual statement. A statement with two applicants — a married couple whose assets are held together — prints as one joint statement of the household, exactly as recorded, with a signature line for each applicant. The SBA’s instructions on the form itself say whose assets to include; the SBA Form 413 guide covers the spouse question and which owners must file.

Each owner or guarantor the lender names produces their own form from their own LivePFS statement. LivePFS does not split one household statement into separate per-person forms; where a lender needs a statement for one spouse alone, that spouse maintains their own statement.

What Form 413 output is not

  • It is not signed for you. The signature and date lines print blank, and the certification — the SBA’s wording, reproduced verbatim — is yours to make in ink after reading every figure.
  • It is not the SBA’s fillable PDF. It is a faithful rendering of the current edition of the form, with its sections, wording, and edition line. If your lender requires their own copy, the LivePFS form makes completing it a transcription.
  • It does not carry the SBA’s seal. Form names identify the document; the marks belong to their owners, and no affiliation or approval is implied.
  • It does not decide what your lender accepts. Lenders set their own document requirements — ask yours which owners must file and whether they want their own fillable version.
  • It does not fill Form 2202. The Schedule of Liabilities is coming soon; until it ships, the free debt schedule template carries the Form 2202 column set.

Questions, answered

Does LivePFS produce SBA Form 413?

Yes. LivePFS fills SBA Form 413 from the personal financial statement you maintain — every asset, liability, income, and contingent-liability line, plus the supporting sections — in the SBA’s own wording, dated the day you download it. You review the figures and sign the form in ink.

Is this the official SBA form?

It is a faithful rendering of the current edition of SBA Form 413 — the form’s sections, wording, certification, and edition line, reproduced verbatim from the SBA’s published form. This page names the edition LivePFS follows and the date it was last reviewed. LivePFS is not affiliated with the SBA, and the SBA’s seal is never printed.

Do I still have to sign it?

Yes. Form 413 prints with blank signature and date lines, and your LivePFS signature on file is never applied to it. Read every figure, then sign and date in ink — the SBA’s certification is yours to make, not the software’s.

What if a section of my statement is empty?

The SBA form expects “None” in a section with nothing to list, not a blank. Before the download, LivePFS asks you to confirm each empty section is truly None or to add the entries first. Sections your declarations already answer — taxes and contingent liabilities — are re-confirmed for that download.

Can it produce a form for each owner?

Form 413 prints for the applicants on your statement: an individual statement for one applicant, or a joint statement with a signature line for each when the statement lists two. Each owner or guarantor the lender names maintains their own LivePFS statement and produces their own form.

General information, not legal, tax, or financial advice. Form names and institution marks identify the documents LivePFS can fill. All trademarks and logos are the property of their respective owners; no affiliation, approval, or endorsement is implied.

One statement. The SBA’s form the day it’s asked for.

Keep your statement current in LivePFS and produce SBA Form 413 when the lender asks — the same figures, in the SBA’s wording, ready to review and sign.
